Cassidy Group Ltd is pleased to announce that Station View Court, our 319-apartment Build-to-Rent development on Arkwright Street, Nottingham, is targeting a start on site in Q4 2026.
Winvic Construction Ltd is set to deliver the scheme as the main contractor, with the apartments completing on a phased basis from late summer 2028. Station View Court represents another significant step in Cassidy Group’s expanding pipeline of institutionally focused PBSA and BTR developments across England.
The scheme has been carefully progressed to maximise deliverability and long-term investment value. In November 2025, Cassidy Group Ltd secured approval for a Non-Material Amendment to reduce the height of the building, enabling the development to proceed as a non-Higher-Risk Building. Under the Building Safety Act regime, residential buildings meeting the relevant height or storey thresholds are subject to additional Building Safety Regulator approval gateways. The revised design removes the project from this higher-risk building process, providing greater programme certainty while retaining the quality and scale of the development.
The viability of Station View Court has also been strengthened by £7.2 million of grant funding secured from the East Midlands Combined County Authority under the Brownfield Housing Fund. This significant public-sector support reflects the importance of bringing forward new housing supply in Nottingham and demonstrates confidence in the scheme and its contribution to the city.
In September 2026, following a detailed viability review, Cassidy Group also secured the removal of approximately £870,000 of Section 106 contributions through a Deed of Variation. This further strengthens the scheme’s deliverability, helping to bridge viability gaps and unlock the development for construction.
Designed to achieve EPC A, Station View Court occupies an exceptional location approximately 140 metres from Nottingham railway station and 130 metres from the HMRC regional headquarters, which accommodates around 4,500 employees. The city centre is also within a short walk, positioning the development to appeal strongly to working professionals, couples, and other city-centre renters.
