In the wake of the new Building Safety Act, our focus has intensified on the safety protocols for high-rise structures, including meeting the new Gateway stages.
Our team, comprising Project Managers, Architects, Planning Consultants (to name a few), work in unison to ensure that our designs are not only cost-efficient and streamlined but also adhere strictly to the latest safety regulations.

Cassidy Groups preferred exit is by partnering with an Investor or a Fund (often institutional investors) on a Forward Fund. The agreement involves the Investor committing capital for the development of the property, who will ultimately take ownership upon achieving Practical Completion.
Given the issues faced in the Financial Market over the last couple of years, Cassidy Group has begun to explore other exit routes, such as a Forward Commit, whereby an Investor agrees to purchase the property upon its completion at a pre-agreed price. This commitment is made early in the development process, sometimes even before construction commences. The forward commit provides Cassidy Group with a secured exit strategy which in turn can assist in securing construction financing.
Cassidy Groups role is to serve as the essential link between the Main Contractor and the Fund/End User who will ultimately take ownership of the building.
Our responsibility extends beyond mere facilitation; we are the driving force that marshals our professional team to ensure that every phase of the construction program unfolds seamlessly. We guarantee that the development proceeds on schedule, within the allocated budget, and adheres to the high-quality standards.

Practical completion marks a significant milestone in the construction process it's the moment when the building has been completed in accordance with the contract, to the point that it can be taken over by the Fund/End User. It signifies that Cassidy Group has fulfilled our contractual obligations, allowing the new owner to occupy or rent out the building.
At the stage of practical completion, the Main Contractor hands over the building to Cassidy Group, who then transitions it to the Fund/End User. This transfer includes all relevant documents, keys, and warranties. The focus is on ensuring that the building is delivered on time, within budget, and to the agreed-upon quality standards.
Following Practical Completion (PC), there is a commitment to standards through a defect liability period, commonly lasting 12 or 24 months.
During this time, Cassidy Group and the Tier 1 Main Contractor remain engaged to address any defects or issues that may arise. This period is designed to ensure that any construction faults are rectified by the Main Contractor at no additional cost to the Fund/End User.
The defect liability period is a testament to Cassidy Group's commitment to quality and customer satisfaction. It provides the Fund/End User with peace of mind, knowing that their investment is protected against any construction deficiencies and that Cassidy Group stands behind the quality of the work even after the building has been handed over.
